What the house is

The renders show paired two-storey townhouses with carports. They are marketing pictures, not a surveyed street. Both main listing pages call the product 3- and 4-bed townhouses. [1] [3] They disagree on stock: PF’s story says 196; Propsearch’s estimate is 156. Use that as scale talk, not as your plot number. [1] [2] [5] Size cells on Property Finder are still empty, so the living-room glass wall is atmosphere until a schedule exists. [1]

Easy mix-ups on the same masterplan:

  • Alva 3 — this card. January / Q1 2030 is a listing target. Home-count pages disagree. [1] [2]
  • Alva 2 — another Alva-named cluster, researched on its own page. [3]
  • Alva — the first Alva-named card. Different papers. [3]
  • Elva — a live name on Emaar’s Valley community list. Alva 3’s own emaar.com path was empty. [6] [7]
  • Virella phases sometimes show a public starting price. Alva 3 does not. Ovelle is villa stock.

Gym, indoor pool, gardens, kids play, restaurants and CCTV sit on the PF chip list. E&V and the community page add Town Centre, Golden Beach, Sports Village and Kids’ Dale. Pretty. Not a garden right until the exhibit is clipped to the form. [1] [6] [3]

When money moves

emaar.com did not list a completion quarter for Alva 3. [7]

Property Finder writes January 2030, then expected completion 31 January 2030, then a FAQ that handover is that month. Engel & Völkers, Binayah and Propjunction stop at Q1 2030. [1] [3] [4] Fine for a personal timeline. It is not a handover notice.

PF also stamps expected booking 25 April 2026 and construction started 26 April 2026. [1] Portal diary only — not a DLD progress file.

Dual sources print no percentage plan. PF has no table. E&V describes instalments tied to the build, with a last cheque at completion — no numbers. Binayah’s summary box says TBA, then the same article later writes 80/20 and about AED 2.93 million. [1] [3] [4] Drop that body line. Do not copy a Virella or Elva schedule onto this cluster. Propsearch’s AED 233.4 million Land Department figure is a scheme total, not what you pay for one house. [2]

Who builds it and where the pin sits

The cited listing pages name Emaar. [1] [2] Check the legal seller on the form you are given. A marketing mark can sit on another company.

The pin is The Valley, where Al Ain–Dubai (E66) meets Jebel Ali–Lehbab (E77). Parks and a town centre in a highway suburb — not waterfront. [6] [2] The community page was live. The Alva 3 product path was not. [7]

Once you have beds and cash-flow, compare only the cluster you actually want — Alva 2 if that is the other Alva card, Alva if you saw the first one, Ovelle if you are shopping villas. The masterplan name does not choose the house.
