One Rise 1 tower, not the whole collection

Azul is sold as a single tower. Property Finder’s tree ends at Dubai Land / Athlon by Aldar / Rise by Athlon 1 / Azul Tower and the key card says 1 building. [2] Propsearch groups it with Magenta Tower and Teal Tower in that precinct. [4] [5] The labeled aerial on this page names eight residences. Keep Azul on its own list.

Published layouts:

  • 1-bed — type cards A, B, C and Low Rise leave area blank. A PF + Propsearch AZUL sale on 26 June 2026 printed 1,068 sqft for AED 1,722,031. [2] [4]

Three public floors sit on different pages. Aldar’s collection still says from AED 1.7 million. PF JSON and Projects Scout say AED 1.35 million. PF also rounds a chip and FAQ to AED 1.4 million. [1] [2] [3] They conflict. None of them is a reserved flat.

A viewing of Cyan or Neon is Rise by Athlon 2 (~217 and ~190 homes). Tempo and Grid are the low-rise residences; Foundry is described as mid-rise. Open that page instead if that is what you walked. [4] [1]

Portals say December 2029 — Aldar’s collection is quieter

The official Rise page we saved on 16 August 2026 still markets 1–3 bedroom homes from AED 1.7 million. It does not give Azul its own handover letter or payment table. [1]

Property Finder and Projects Scout both write December 2029. PF adds expected completion 1 December 2029, works start 25 September 2025, and delivery Q4 / December 2029. [2] [3] Marketing calendars move. Trust the keys line already printed on the Azul sale contract.

Both portals sketch 5% at launch, 55% through construction, 40% at handover. PF Option 1 breaks the 55% into seven dated milestones (months 3, 7, 12, 16, 24, 32 and 40 from booking). Option 2 keeps the same 5/55/40 without those dates. [2] [3] You do not write Aldar’s table — you read the one printed for Azul.

Who sells it, and where it sits

Aldar is the brand on the official collection and the PF card (Aldar Properties PJSC). Propsearch files Rise by Athlon 1 under Aldar through Aurora SPV 3. [1] [2] [5] Compare the seller string on the reservation with the seller string on the sale contract.

Community notes live on the Athlon hub and the Dubailand hub. PF nests the tower as Dubai Land → Athlon by Aldar → Rise by Athlon 1 → Azul Tower. [2] Propsearch also writes Wadi Al Safa 5. [4] Minutes to Global Village, Miracle Garden or Downtown are brochure claims.

Azul, Magenta and Teal share Rise 1 and still need three shortlists. After a visit, sign only the pack that already names the tower you chose. [4]

What can go wrong

  1. A vague “Rise by Athlon” booking — Magenta and Teal share Rise 1; the labeled aerial also names Cyan, Neon, Tempo, Grid and Foundry. The issued pack should already say Azul. [4] [1]
  2. Treating December 2029 as fixed — that date is a listing calendar. Aldar’s collection page is not an Azul handover letter. [2] [1]
  3. Modelling cash on the 5/55/40 chip — use it only until the Azul sale contract prints its own dates and percentages. [2]
  4. Collapsing AED 1.35M, 1.4M and 1.7M into one number — three public marketing floors that disagree, not a reserved quote. [1] [2]
  5. Trusting PF type sizes — those cards are empty. Published sqft comes from sold / DLD samples. Hold the drawing next to the sample. [2]
  6. Mixing Azul with Cyan or Neon — Rise by Athlon 2, different published counts. [4]
  7. Assuming the pool, gym and simulator list will still be there — ask for Azul’s final amenity schedule in writing. [2]

Before you pay a booking fee

  1. Use Dubai Land Department tools to confirm this tower is registered and escrowed before any deposit leaves your account.
  2. Choose Azul and the bedroom type first. On the pack you receive, check product name, unit, net area, beds and parking already match. Buyers read Aldar’s form — they do not write it. [1]
  3. Ask which payment table is printed — the portal 5/55/40, and whether Option 1’s seven milestones appear. [2]
  4. Ask for a dated price on one unit. Do not treat AED 1.35 / 1.4 / 1.7 million as that quote. [2] [1]
