Aldar’s live Rise page is still waving a MAGENTA banner — “find your rhythm”. On the labeled aerial that flag sits on the right-hand tower of the three-tower Rise 1 group, past Azul (blue, rear) and Teal. That building is Magenta Tower, inside Athlon in Dubailand. Do not confuse it with Azul, with Teal, or with Property Finder’s leftover card still titled Rise By Athlon 1. [1] [5] [3]

This page is independent buyer research — not Aldar’s sales site. Off-plan (pre-construction) here still applies, though official Magenta unit cards already print under construction. [2] If Magenta is the building you liked on the visit, keep Azul and Teal off that shortlist, then confirm the issued booking form and sale contract already name Magenta. See our Method.

Who it’s for

Buyers who want a 1–3 bed Aldar apartment in Athlon, prefer Magenta’s rhythm theme over Azul or Teal, can wait for a late-2029 listing calendar, and will confirm the issued pack already names Magenta. [1] [5]

Who it’s not for

Anyone who needs keys well before the Q4 2029 listing target; anyone who actually viewed Azul, Teal, Cyan or Neon; anyone happy to sign a generic Rise By Athlon 1 pack that never names Magenta. [5] [3]

Shortlist from this block. Cash and handover still follow the issued sale contract.

Magenta, not the leftover Rise 1 wrapper

Aldar names this tower. On 16 August 2026 the collection site was still MAGENTA-led, and the labeled aerial pins that colour on the right-hand Rise 1 building. [1] Propsearch describes a single ~24-storey stack sitting with Azul and Teal. [5] [6]

Property Finder still hosts /rise under the title Rise By Athlon 1. That leftover page says 1 building, then offers Azul and Teal as similar projects. Our mapping: leftover wrapper for the Magenta slot — not a fourth official home. [3]

Sizes a buyer can actually open:

  • 1-bed — Magenta-03-08 877 sqft; Magenta-17-06 1,001 sqft at AED 1,845,887; Magenta-01-06 1,068 sqft at AED 1,739,251. DLD MAGENTA 1-beds also print 883, 904 and 1,001 sqft. [2] [6]
  • 2-bed — Magenta-13-09 1,449 sqft at AED 2,527,225; Magenta-01-05 1,720 sqft. A 26 June 2026 DLD MAGENTA 2-bed printed 1,719 sqft at AED 2,237,298. [2] [6]
  • 3-bed — Magenta-05-07 2,718 sqft at AED 4,034,041. The leftover PF parent also repeats a 2,718 sqft Teal sale. Keep those tapes apart. [2] [3]

Propsearch and Projectory both print about 190 homes. [5] [4] Neon in Rise by Athlon 2 publishes the same count — same number, other precinct. Height disagrees: Propsearch 24; leftover Bayut 21. [5] [7]

Marketing opens also disagree. The collection still says from AED 1.7 million. Magenta 1-bed inventory on that capture sits around 1.74–1.85 million. Leftover PF JSON and Projectory open at AED 1.35 million, with a PF launch chip at AED 1.4 million. [1] [2] [3] [4] None of that is a reserved unit.

If you walked the taller neighbour, that is Azul (~243 / ~30). The cycling neighbour is Teal (~217 / ~27). Rise 2 is Cyan and Neon. Low-rise cards are Tempo and Grid; Foundry is the mid-rise. [5] [1]

Start with Athlon by Aldar and Dubailand. If the visit was a different Rise building, jump to that file: Foundry, Grid, Tempo, Neon, Cyan, Teal, Azul.

Unit cards say Q4 2029 — ignore the leftover Foundry stamp

On 16 August 2026 Aldar’s Rise collection still opened 1–3 bedroom homes from AED 1.7 million and led with Magenta. Magenta inventory cards already print Q4 2029. No Magenta-only instalment table sits on that capture. [1] [2]

Projectory also writes December 2029. The leftover /rise card dates works start 16 January 2026 and finish 30 December 2029 — Foundry’s dated pair, not Magenta’s. Do not paste that leftover calendar onto this tower. [4] [3] Listing calendars move. Trust the completion line already printed on the Magenta sale contract.

Instalment chips split. Projectory (and one LuxuryProperty table) sketch 5% at launch, 55% during works, 40% at handover. Leftover Bayut copy and some broker headers say 60 / 40. The leftover PF parent has an empty paymentPlans array. [4] [7] [3] Read the table printed for Magenta. You do not draft Aldar’s form.

The AED 1.35 million filter is not a numbered-unit quote. Magenta 1-bed cards on this capture print around AED 1.74–1.85 million. A June MAGENTA 1-bed tape printed AED 1,445,091. A June MAGENTA 2-bed printed AED 2,237,298. [2] [6]

Who sells it, and where it sits

Aldar is the brand on the collection site and on the leftover PF wrapper (Aldar Properties PJSC). Propsearch’s Rise 1 guide names Aldar via subsidiary Aurora SPV 3. [1] [3] [6] Match the reservation seller to the sale-contract seller before you pay.

Community context: Athlon and Dubailand. The leftover PF path is Dubai Land → Athlon by Aldar → Rise by Athlon 1. [3] Propsearch also tags Wadi Al Safa 5. [5] Drive-time claims to Downtown or the airport stay brochure minutes.

Magenta, Azul and Teal sit in one precinct. Keep three separate shortlists anyway. [5]

What can go wrong

  1. A pack that only says “Rise by Athlon” or “Rise By Athlon 1” — Azul and Teal sit next door. The leftover PF wrapper still uses the parent title. The form in your hand should already say Magenta. [5] [3]
  2. Pasting the leftover 16 January 2026 / 30 December 2029 pair onto Magenta — that stamp belongs with Foundry. Official Magenta cards print Q4 2029. [3] [2]
  3. Treating Q4 2029 as a signed handover letter — it is a listing calendar on inventory cards. [2]
  4. Choosing 5/55/40 or 60/40 before you see the printed table — the public chips disagree and the leftover PF wrapper is empty. [4] [7]
  5. Collapsing 1.35M, 1.4M and 1.7M into one quote — three public filters, and Magenta 1-bed cards sit near 1.74M. [1] [2]
  6. Using leftover 936 sqft type cards or the 21-floor leftover — Magenta sqft comes from official SKUs and DLD MAGENTA samples; Propsearch writes 24 storeys. [2] [5] [7]
  7. Treating Magenta and Neon as the same building because both say 190 — Neon is Rise by Athlon 2. [5]
  8. Assuming the Rhythm Room, pool and gym survive handover — ask for Magenta’s finished amenity schedule on paper. [3]

No yield forecast. No ranking of Magenta against the other Rise buildings.

Before you pay a booking fee

  1. Confirm registration and the escrow account through Dubai Land Department tools before a booking fee moves.
  2. Decide Magenta and the bedroom type first. Then check the issued pack already names that tower, unit, net area, beds and parking. Buyers read Aldar’s form — they do not customise it. [1]
  3. Ask which dated instalment table is attached — 5/55/40, 60/40, or another split. [4] [7]
  4. Ask for a dated quote on one numbered Magenta home. Those 1.35 / 1.4 / 1.7 million filters are marketing screens, not that quote. [3] [1]
  5. Compare the plan to public samples: official 1-beds about 877–1,068 sqft, 2-beds about 1,449–1,720, Magenta-05-07 2,718. [2] [6]
  6. See which contracting name already sits on the reservation and on the sale contract. Propsearch’s Rise 1 note (Aldar via Aurora SPV 3) is not your form. [6]
  7. Ask for a written Athlon / Rise service-charge and community-rules range before you commit.
  8. The Dubai off-plan checklist covers the rest of the booking process.

Bottom line

Bottom line: Magenta is the magenta-flagged Rise 1 apartment — not Azul, not Teal, and not the leftover Rise By Athlon 1 wrapper. The useful public facts are the 190-home count, the disagreeing marketing opens, and the Q4 2029 inventory calendar. [5] [1] [2] If that magenta-flagged building is your choice, check the issued pack already names Magenta. This site is independent research, not official Aldar disclosure.

FAQ

Who is the seller on the public Magenta cards?

Aldar Properties is the name on the collection site and the leftover PF wrapper. Propsearch’s Rise 1 guide names Aldar via Aurora SPV 3. Confirm the reservation seller already matches the sale-contract seller. [1] [3] [6]

How do I keep Magenta apart from Azul, Teal and the leftover Rise 1 card?

Magenta is the magenta-flagged Rise 1 tower in Athlon / Dubai Land, next to Azul and Teal. Property Finder still shows a leftover wrapper titled Rise By Athlon 1 — that is not a fourth building. Cyan and Neon sit in Rise by Athlon 2. Choose the tower first. [5] [3]

How many homes, and what sizes are public?

About 190 one-, two- and three-bedroom apartments on Propsearch and Projectory. Official Magenta cards print about 877–1,068 sqft for 1-beds, 1,449–1,720 for 2-beds, and 2,718 on Magenta-05-07. DLD MAGENTA samples sit in the same bands. [5] [2]

Which prices can a buyer actually see?

Leftover Property Finder JSON and Projectory open at AED 1,350,000. PF also prints a 1.4 million launch chip. The Rise collection now says from AED 1.7 million. Official Magenta 1-bed cards on this capture sit around AED 1.74–1.85 million. Filters and inventory cards, not a reserved quote. [3] [1] [2]

When do listings say keys arrive?

Official Magenta inventory cards print Q4 2029. Projectory says December 2029. Skip the leftover PF 16 January 2026 / 30 December 2029 pair — that stamp matches Foundry. Read the completion sentence already printed on the Magenta sale contract. [2] [4] [3]

What payment split is advertised?

Projectory sketches 5% at launch, 55% through the build and 40% at handover. Some leftover Bayut copy says 60/40. The leftover PF wrapper has no payment table on this capture. Use the dated instalments already printed on the Magenta sale contract. [4] [7] [3]
