Look at the labeled Rise aerial: the teal flag sits between Azul (blue, back-centre) and Magenta. That flag is Teal Tower — the cycling-framed apartment in Rise by Athlon 1, Athlon, Dubailand. It is not Cyan, not Neon, and it is not Teal at Verdes in Haven. [1] [2] [4]

One teal-tagged building, not the whole Rise map
Brokers sell Teal as a single building. The Property Finder path stops at Dubai Land / Athlon by Aldar / Rise by Athlon 1 / Teal Tower, and the key card prints 1 building. [2] Propsearch puts it beside Azul Tower and Magenta Tower in that same precinct. [4] [5] The labeled still names eight residences. Your shortlist should still say Teal.
The About block on PF sells cycling-themed marketing: a workshop, track access, locked bike stores. Treat that as brochure colour until the Teal amenity schedule is in writing. [2]
What sold records size:
- 1-bed — layouts A, B and Low Rise leave sqft empty. A 30 April 2026 PF sale printed 1,001 sqft at AED 1,663,937. [2]
- 2-bed — type areas empty. PF (26 June 2026) and Propsearch (29 June 2026) both print a TEAL 2-bed at 1,462 sqft for AED 2,631,800. [2] [4]
- 3-bed — type areas empty. A 10 April 2026 PF sale printed 2,718 sqft at AED 3,994,100. [2]
Both Property Finder and Propsearch print about 217 homes. [2] [4] Cyan in Rise by Athlon 2 happens to carry the same published count — same number, other precinct. Height is messier: Propsearch says 27; leftover Bayut copy says 24, which is Magenta’s published figure. [4] [6] [5]
Three marketing opens disagree. Aldar’s collection still prints from AED 1.7 million. PF JSON and Projects Scout print AED 1.35 million. PF also rounds a launch chip to AED 1.4 million. [1] [2] [3] None of those is a reserved unit.
Walked the taller Rise 1 neighbour instead? That is Azul (~243 homes / ~30 floors). Rise by Athlon 2 is Cyan and Neon. The low-rise pair is Tempo and Grid; Foundry is the mid-rise card. A Haven apartment also uses the word Teal — that is Teal at Verdes, not this building. [4] [1]

Listings point to December 2029 — the collection page does not
On 16 August 2026 the official Rise page still advertised 1–3 bedroom homes from AED 1.7 million. It did not print a Teal-only keys letter or a Teal payment table. [1]
Property Finder and Projects Scout both land on December 2029. PF also dates works start 24 September 2025, expected completion 1 December 2029, and delivery Q4 / December 2029. [2] [3] Calendars on listings move. Read the completion sentence already printed on the Teal sale contract.
The same two portals sketch 5% at launch, 55% during the build, 40% at handover. This PF capture is a single Standard chip — no second option, no seven dated construction miles. [2] [3] Read the table printed for Teal. You do not draft it.
The AED 1.35 million filter is not a unit quote. The April 1-bed tape printed AED 1,663,937. The June TEAL 2-bed printed AED 2,631,800. The April 3-bed printed AED 3,994,100. [2] [4]
Brand, vehicle, and the Athlon pin
Aldar is the name on the collection site and on the PF card (Aldar Properties PJSC). Propsearch’s Rise 1 guide lists the developer as Aldar via subsidiary Aurora SPV 3. [1] [2] [5] Match the seller already printed on the reservation to the seller already printed on the sale contract.
More on the masterplan sits on the Athlon page and the Dubailand page. PF files Teal under Dubai Land → Athlon by Aldar → Rise by Athlon 1 → Teal Tower. [2] Propsearch also tags Wadi Al Safa 5. [4] Drive-time claims to Miracle Garden, Global Village or Downtown stay brochure minutes.
Teal, Azul and Magenta share a precinct and still need three shortlists. [4]
What can go wrong
- Signing a pack that only says “Rise by Athlon” — Azul and Magenta share the precinct. The labeled still also flags Cyan, Neon, Tempo, Grid and Foundry. The paperwork in your hand should already say Teal. [4] [1]
- Confusing this Teal with Teal at Verdes — Haven / Verdes, different community, different building. [2]
- Banking on December 2029 — that is a listing calendar. The collection page is not a Teal handover letter. [2] [1]
- Copying the 5/55/40 chip into a cash model — wait until the Teal sale contract prints its own dates and percentages. [2]
- Treating 1.35M, 1.4M and 1.7M as one quote — three public filters that disagree. [1] [2]
- Using empty type cards or the 24-floor leftover — published sqft comes from sold / DLD samples; Propsearch writes 27 storeys. [2] [4] [6]
- Equating Teal with Cyan because both say 217 — Cyan is Rise by Athlon 2. [4]
- Assuming the workshop, tracks and pool survive handover — ask for Teal’s final amenity list in writing. [2]

Before you pay a booking fee
- Confirm registration and escrow via Dubai Land Department tools before any deposit leaves your account.
- Pick Teal and the bedroom type first. On the pack you are given, check the product name, unit, net area, beds and parking already match. You read Aldar’s form — you do not write it. [1]
- Ask which instalment table is printed — the portal 5/55/40 Standard chip, or another dated split. [2]
- Ask for a dated price on one numbered unit. The 1.35 / 1.4 / 1.7 million filters are not that quote. [2] [1]
- Hold the drawing next to the tape: about 1,001 sqft on the 1-bed sample, 1,462 on the 2-bed, 2,718 on the 3-bed. [2] [4]
- Check which contracting entity is already named on the reservation and on the sale contract. Propsearch lists Rise 1 as Aldar via Aurora SPV 3; that is a registry note, not your form. [5]
- Get an Athlon / Rise service-charge and house-rules estimate in writing before you lock a number.
