Homes and the library idea
Start with the picture. Two offset cubes, plants on the terraces, THE ARCHIVE on a chevron podium. Night CGI puts the same massing beside a highway. Courtyard CGI shows a shallow pool between the cubes and sunken seating. None of that is a finished street yet. [1]
Imtiaz is selling a library mood more than a timetable. Official amenity chips name a library, reading corners, furnished homes, a mini-golf court, adult and kids’ pools, a gym and an outdoor cinema. Treat those as brochure until the unit pack lists them. [1]
What the portal sheets print (official silent on sizes and AED):
- Studio — Property Finder 384–426 sq ft, from AED 666,000. Propsearch starts studios at 360 sq ft. (med — 360 vs 384) [6] [7]
- 1 bedroom — Property Finder 546–1,234 sq ft, from AED 979,000. Propsearch starts 1-beds at 600 sq ft. (med) [6] [7]
- 2 bedroom — Property Finder 1,022–1,686 sq ft, from AED 1.6 million on both the unit table and About. Propsearch starts 2-beds at 1,035 sq ft. (med) [6] [7]
- 3 bedroom — Property Finder 1,305–1,884 sq ft, from AED 1.9 million. Propsearch starts 3-beds at 1,314 sq ft. (med) [6] [7]
No public home count. Property Finder says one building. Propsearch calls it a 17-storey mid-rise with a parking basement. [6] [7]
Keep this cube apart from Imtiaz’s Cove towers and Le Blanc on the same DLRC streets. A Property Finder card still named Kore by Imtiaz is this building — same pin, same 17-storey mix — not a second home. A different portal card still named Imtiaz DLRC Tower talks AED 625,000 and Q2 2027. If you want The Archive, check the booking form and sale contract already use that name. [1] [2] [10] [9]
When you pay, when you get keys
Imtiaz does not print a keys quarter on the product page. Portals do:
- Property Finder delivery Q3 2028 / September 2028, expected completion 1 September 2028 [6]
- Propsearch estimated handover Q3 2028 [7]
Budget the Q3 2028 window. Treat 1 September 2028 as the more specific public day inside that quarter, until the sale contract prints another keys line. [6] [7]
The cash split is not one table:
- Official product page: silent [1]
- Property Finder Option 1: 20% at launch, 30% during the build in six dated instalments, 50% at handover in Q3 2028 [6]
- Property Finder Option 2: 20% at launch, 40% during the build, then 40%. The FAQ says that last 40% is on handover. The structured table says after handover, 3.3% quarterly [6]

Two sketches on one Property Finder card is already a reason to read the unit calendar. The FAQ versus table split on Option 2 is a second reason. Broker pages that flash 50/50 or 60/40 are a third set of chips — not locked here. [6]
Official launch night was 4 August 2026. The open house followed on 15 August 2026. Property Finder then stamps works 11 August 2026. Propsearch’s first trace is July 2026, and the 2026-09-20 recapture still sat in Planned / Design Stage. [3] [4] [6] [7] Those are public labels, not a walkaround.
Who is selling it, and which street
Brand on the brochure: Imtiaz Developments. [1] The legal seller printed on the reservation has to match the legal seller printed on the sale contract. Matching a logo is not that check.
Place: the DLRC hub, Wadi Al Safa 5, wider Dubailand — the same community Imtiaz describes on its DLRC page. Official copy puts Sheikh Mohammed Bin Zayed Road at the door, Downtown “minutes” away and the airport in twenty. Those minutes are a slogan, not a measured drive. [1] [5] [7]

- Furnished and library chips — “furnished”, library, mini-golf and pools stay marketing until the unit pack lists them. [1]
- No public home count — one building on the portals is not a stock figure. [6]

Checks before a deposit leaves
- Be sure you want The Archive by Imtiaz in Dubai Land Residence Complex — not a Cove tower, not Le Blanc, not a Kore portal card, not the Imtiaz DLRC Tower portal card. Property Finder opens studios around AED 666,000, with 1-beds from AED 979,000, 2-beds from AED 1.6 million and 3-beds from AED 1.9 million. Propsearch repeats the AED 666k launch-from. Imtiaz’s product page had no public dirham ladder on our recapture. A “from” number is a filter, not the price of your unit. [6] [7]
How is the payment split?
Official copy is silent. Property Finder shows two options: 20/30/50 to handover, and 20/40/40. On the second plan, the FAQ says the last 40% is on handover; the structured table says after handover, 3.3% a quarter. What binds is the dated calendar attached to your unit, not the marketing chip. [6]
When are keys advertised?
Imtiaz’s product page does not print a quarter. Property Finder writes Q3 2028, September 2028 and 1 September 2028. Propsearch writes Q3 2028. Until the sale contract names a day, budget the Q3 2028 window and treat 1 September as the more specific public day. [6] [7]
