Walk Lunaya and The Dune is the courtyard house, not the townhouse and not the big standalone villa. Official lunaya.com labels it THE DUNE, a 5-bedroom duet of 6,635 sqft with an average AED 12M. [1] [2] Property Finder titles the same product The Dune at Lunaya, pins it in Jebel Ali Village, opens at AED 12,000,000, and stamps keys December / Q4 2029. [3]
OffplanInsight is independent research for buyers — not Zaya’s sales page. Off-plan means you pay over years before you get keys. Choose Dune if that courtyard house is the one you walked. Then check the issued booking form and sale contract already print Dune — not a vague Lunaya villa line, and not Sol. See our Method.

Who it’s for
Households who walked the Lunaya courtyard duet and can carry construction cash through the Dune portal’s December 2029 keys stamp. [3]
Who it’s not for
Anyone who needs keys sooner than that Dune portal window, who was shown Bloom, Rise, Sol or a Terraces apartment instead, or who will not reserve until a dated contract payment PDF is in hand.
What the Dune cards actually print
- Seller brand — Zaya (high) [3] [1]
- Partner wording — Zaya with FIVE Holdings on lunaya.com (high — site wording) [1]
- Official name — THE DUNE (high) [1]
- Portal title — The Dune at Lunaya (high) [3]
- Where it sits — Jebel Ali Village on PF; official maps off Sheikh Zayed Road (high portal; med on SPA pin) [3] [1]
- What is for sale — a 5-bedroom duet with courtyard, atrium and pool copy — not Bloom, Rise or Sol (high) [2] [3]
- Published size — 6,635 sqft on official and PF (high) [1] [3]
- Published money — official average AED 12M; PF from AED 12,000,000 (high — marketing band) [1] [3]
- Baths on PF row — 7 (med) [3]
- Keys talk — December / Q4 2029 on the Dune PF card (med) [3]
- Cash sketch — official + PF payment block 40 / 60; same PF FAQ says 60 / 40 (med — conflict) [1] [3]
- Ownership chip — freehold (med) [3]
- Works stamp — PF start 6 April 2026 (med) [3]
- Community scale copy — 564 homes and a 65% green claim — whole masterplan, not Dune stock (med) [1]
Treat AED 12,000,000 as a search filter, not a reserved plot. [3]
A courtyard duet, not Sol
Picture a paired house with a quiet inner courtyard and a tall atrium — sold as one 5-bedroom type, not a tower mix. [2] Official and PF both print 6,635 sqft. Both also print AED 12M as the marketing floor / average. [1] [3]
lunaya.com/villa/dune walks brochure drawings: garage and living rooms on the lower sheets, suite floors above, a roof terrace. [2] Those are exhibits. Net area, maid’s room rights and finishes live on the annex you are given. PF’s layout row is thin — five beds, seven baths, Type 1 only. [3]
Nearby Lunaya names that are not this house:
- Bloom — vertical four-bed townhouse, official average near AED 5M on 2,966 sqft [1]
- Rise — four-bed maisonette a step up, official average AED 6.9M on 3,814 sqft [1]
- Sol — detached five-bed villa, official average AED 16.5M (PF from AED 17M) on 8,231 sqft [1]
- Terraces — apartment buildings from about AED 2.18M [4]
- Master frame: Lunaya
Dune and Sol both say five bedrooms. Dune is the duet. Sol is the detached villa. Different massing, different money. [1]
Nobody dual-publishes a Dune-only plot count. The 564 figure is community marketing. [1]
Three keys stamps, and a flipped cash FAQ
The Dune PF card says December 2029, a Q4 2029 badge, and expected completion 1 December 2029. [3] The parent Lunaya master card still says March / Q1 2029. Sol’s own card says December / Q4 2030. Official lunaya.com never prints a Dune-only keys year. Public dates move. The sale-contract keys line is what binds.
Cash talk on lunaya.com is 40/60 — more of the price at handover. [1] [2] The Dune PF payment block repeats 40% during construction / 60% on handover. [3] Scroll to the FAQ on that same card and the numbers flip to 60 / 40. That is one portal page arguing with itself. Request the dated cash calendar already printed for your plot. You do not write that table yourself.
A late-2029 stamp means years of construction cash. [3]
Builder and place
Brand on the card: Zaya. Official Lunaya pages also name FIVE Holdings. [1] Match the legal seller line on the form you sign.
Portal pin: Jebel Ali Village. [3] Official maps put Lunaya off Sheikh Zayed Road and wave at Dubai Parks, Expo, Al Maktoum airport and Palm Jebel Ali. [1] Those minutes-to-destination cards are orientation, not your SPA address. Corridor notes: Sheikh Zayed Road.
On the official ladder Dune sits mid-pack — bigger than Bloom and Rise, cheaper than Sol. [1] That only matters if commute, family size and years of construction cash still work once a lawyer has read the papers.
What can still bite
- 40/60 is a brochure shape — official site and the PF payment block both print it; the sale-contract schedule is what you actually pay. [1] [3]
- One PF card prints two cash stories — 40/60 in the payment block, 60/40 in the FAQ. Do not pick the nicer one. [3]
- Keys already disagree across Lunaya cards — Dune December/Q4 2029, master March/Q1 2029, Sol 2030. [3]
- Wrong house — Bloom, Rise, Sol and Terraces apartments are other products and other money. [1] [4]
- 564 is not a Dune stock count — community-wide marketing. [1]
- Plot outlook reprices the average — AED 12M does not freeze your unit. [1] [3]
No yield promises or “last plots” urgency here.
Before any deposit
- Confirm you want Dune — the courtyard duet — not Bloom, Rise, Sol or a Terraces apartment.
- Read the reservation pack and sale contract: product name, unit ID and bedroom type should already name the house you chose. You do not type those fields. [1]
- Compare the legal seller line on reservation and sale contract — they should match.
- Confirm project registration and escrow via Dubai Land Department public tools before you book. [5]
- Ask for the dated cash calendar printed for this Dune plot. Brochure 40/60 and the inverted PF FAQ are not enough. [1] [3]
- Tie the quoted AED figure to a plot ID and to sellable or net area on the same sheet. [1] [3]
- Get keys language, delay rules, estimated service charge, parking, pool and courtyard finishes in writing.
- Read our buyer checklist before money moves. OffplanInsight researches; it is not Zaya disclosure.
Bottom line
Bottom line: Dune is the Lunaya courtyard duet — 6,635 sqft and a marketing band around AED 12M, listed in Jebel Ali Village. [1] [3] Portal keys say December / Q4 2029. Cash talk is 40/60 until the sale contract prints dates, and the PF FAQ on the same card already flips those numbers. Research page only — pin plot, unit and the cash calendar on the form you are given.
FAQ
Who is building The Dune at Lunaya?
Zaya. Official Lunaya pages also name FIVE Holdings. Match the legal seller on the papers you sign. [3] [1]
How much does Dune cost?
Official average AED 12M. Property Finder opens at AED 12,000,000. Same marketing band — not a reserved-plot quote. [1] [3]
How large is the house?
6,635 sqft sellable area on lunaya.com and on Property Finder for the 5-bedroom duet. [1] [3]
What cash sketch is advertised?
40/60 on lunaya.com and on the Dune PF payment block. The FAQ on that same PF card flips it to 60/40. Only the printed sale-contract schedule binds. [1] [3]
When does the portal say keys are due?
December / Q4 2029, with expected completion 1 December 2029 on the Dune PF timeline. Later than the Lunaya master March/Q1 2029 stamp; earlier than Sol’s 2030 card. Public target only. [3]
How is Dune different from Sol, Bloom or Lunaya Terraces?
Dune is the courtyard 5-bedroom duet around AED 12M / 6,635 sqft. Sol is the detached 5-bedroom villa around AED 16.5–17M / 8,231 sqft. Bloom is the 4-bedroom townhouse around AED 4.9–5M / 2,966 sqft. Lunaya Terraces is the apartment ladder from about AED 2.18M. Pick the house first, then check the form already names it. [1] [4]
