Bora Bora 3 is a numbered pocket inside a larger island theme. Walk the white townhouse terrace on the Property Finder card, then look at the folder name: Dubai, DAMAC Islands, Bora Bora, then Bora Bora 3. Registry samples use the capital string DAMAC ISLANDS - BORA BORA 3. DAMAC’s cluster blog sells Bora Bora at DAMAC Islands as the whole neighbourhood. That blog is not this number. [1] [2] [6]
OffplanInsight is an independent research site for buyers — not the developer’s sales page. This sale is off-plan: the advertised 20-55-25 sketch calls cash for years before keys. [1] Hold Bora Bora 3 apart from the first, second and fourth Bora Bora cards. Pick the home you actually want. Then check the reservation sheet and the sale contract already print that pocket. Method is how we work.

Snapshot
- Builder on the card — DAMAC Properties (high) [1] [3]
- How the name prints — listing title Bora Bora 3 · Propsearch heading Bora Bora 3 at Damac Islands · DLD DAMAC ISLANDS - BORA BORA 3 (high) [1] [2]
- Folder on the map — Dubai, DAMAC Islands, Bora Bora, then Bora Bora 3 (high) [1]
- Official theme word — Bora Bora is one of six island names on DAMAC’s Islands page and the villas list (high) [3] [4] [6]
- Stock on this card — 4-bed townhouse, 5-bed townhouse, 6-bed villa; a FAQ chip says freehold (high / freehold med) [1]
- Areas that also appear on DAMAC’s own villa table — 4-bedroom townhouse 2,208 sq ft; 5-bedroom townhouse 3,178 sq ft; 6-bedroom villa 4,440 sq ft (official DIV 3) (high) [1] [4]
- Money chips on PF — structured open AED 2,296,000; rounded launch AED 2.3 million; FAQ AED 2,300,000 (med) [1]
- Community-wide DAMAC open — AED 2,750,000, not a leftover Bora Bora 3 sheet (med) [3]
- Instalment sketch — 20-55-25; a second option dates the middle 55 as 1% style steps (med — portal) [1]
- Keys field — listing + Propsearch December, Q4 2028 (day stamp 31 Dec 2028). Official leftover 5-bed villa Q4 2029 (med — target) [1] [2] [5]
- Home count — Propsearch about 388; DAMAC’s product page is silent on this pocket (low) [2]
- Registry value stamp — about AED 187.36 million, a developer estimate filed before build (med) [2]
- Programme marks — first public trace December 2024; booking 21 April 2025; works 22 April 2025; progress chip empty (med / progress low) [1] [2]
A “from” figure is a filter. The quote that matters names one plot and a date.
This pocket, not every Bora Bora house
The useful picture is a house with Bora Bora 3 on the folder, not a lagoon brochure for the whole Islands master. The listing table has three Type A rows: a 4-bedroom townhouse of 2,208 sq ft, a 5-bedroom townhouse of 3,178 sq ft, and a 6-bedroom villa of 4,440 sq ft. [1]
DAMAC’s Islands villa page repeats those three areas and tags the 6-bed DIV 3. That is a clean size match. It still describes the community ladder, not leftover stock sitting on a Bora Bora 3 URL. The same official table also prints a bigger 6-bed at 10,671 sq ft and a 7-bed at 17,078 sq ft. Those two rows do not appear on this pocket card. [4]
DAMAC’s Islands brochure counts 5,915 houses community-wide and opens at AED 2,750,000, with Bora Bora listed as one of six island inspirations. [3] [6] Propsearch files the guide as a Damac Islands sub-community — not the later Islands 2 master — and tags Delayed Sale samples DAMAC ISLANDS - BORA BORA 3. [2]
Labels already disagree:
- PF property types: townhouse and villa. [1]
- Many Propsearch DLD samples say Land, with plot stamps around 1,549 to 1,550 sq ft. That is not 2,208, 3,178 or 4,440. [2]
- One PF FAQ even drops the address into DAMAC Lagoons. The tree on the same card is DAMAC Islands. [1]
Use the drawings clipped to the sale contract. Do not add a land stamp to a built-up number.
Leave these in other folders:
- Bora Bora (the un-numbered first folder), Bora Bora Phase 2, Bora Bora Phase 4 — each has its own PF listing [7] [8] [9]
- DAMAC Islands — parent research page
- Fiji at DAMAC Islands and Fiji 2 — other island names
- DAMAC Islands 2 — a later master
Choose Bora Bora 3 first. Then open the reservation pack and the sale contract: they should already print Bora Bora 3 or DAMAC ISLANDS - BORA BORA 3 plus the unit. You check DAMAC’s form. You do not write it.
PF amenity chips include a bicycle track, gardens, a health club, beach access, an infinity pool and a play area. The wider Islands brochure adds turquoise lagoons, a water park and a jungle-river ride. Ask which of those attach to the plot you are buying. [1] [3]
Stills on this page are self-hosted marketing frames: the PF townhouse terrace and villa shots for this card, plus DAMAC Islands hub stills. They show the look. They are not a titled house. [1] [3]
A 2028 keys field, paid in three slices
The listing and Propsearch both aim at Q4 2028, December 2028. PF’s expected-completion day is 31 December 2028. [1] [2] DAMAC’s leftover five-bedroom villa page for the wider Islands product stamps Q4 2029. [5] Advertised quarters drift. What binds is the sale contract, then a written handover notice.
How the portal splits cash:
- First option: 20% at sales launch, 55% while the houses go up, 25% when keys are due. [1]
- Second option keeps that 20-55-25 shape. Option 2 itemises part of the construction-stage balance through 1%-style instalments and later lump sums; verify the dated schedule in the SPA. [1]
- damacproperties.com does not publish a Bora Bora 3-only calendar. [3]
A booking mark in April 2025 and a keys aim in December 2028 spans well over three years. Rebuild every instalment from the printed dates before you reserve. [1]
Four headline opens sit in one room: structured AED 2,296,000, launch AED 2.3 million, FAQ AED 2,300,000, official community AED 2,750,000. Per-type prices on the unit table are zero. [1] [3] Ask for a dated letter that names one plot.
PF stamps works 22 April 2025 and leaves the progress chip empty. Propsearch still calls the pocket planning-stage and first traces it in December 2024. Neither stamp is a site walk. [1] [2]
Dubailand pin, Islands master, Bora Bora folder
DAMAC is the name on the listing and on damacproperties.com. That brand is not automatically the contracting seller. Match the reservation header to the seller on the sale contract. [1] [3]
The map pin sits in Dubailand, inside DAMAC Islands, then Bora Bora, then Bora Bora 3. Propsearch samples sit in Al Yelayiss 1. [1] [2]
Shortlist Bora Bora 3 plus bedroom count. A generic Islands brochure does not choose the plot. If a FAQ says DAMAC Lagoons, ignore that line — this pocket is not Lagoons. [1]
Read the parent community first, then Bali Phase 4, Fiji 2, Fiji 1 and the later Islands 2 master.
What can go wrong
- Wrong Bora Bora number — the first, second, third and fourth pockets each have a PF card. If the forms do not already say Bora Bora 3 or DAMAC ISLANDS - BORA BORA 3 plus your unit, stop. [1] [7]
- Land against house — PF says townhouse and villa; Propsearch samples often say Land. Sale-contract drawings win. [1] [2]
- Four different opens — 2.296 million structured, 2.3 million launch, 2.3 million FAQ, 2.75 million official master. None of them is a plot quote. [1] [3]
- Portal-only cash sketch — 20-55-25 is not a Bora Bora 3 table on damacproperties.com. [1]
- Two keys years — listing and Propsearch say December, Q4 2028; the official 5-bed villa leftover says Q4 2029. [1] [5]
- Empty progress — PF start in April 2025 with a 0 bar; Propsearch still planning-stage. [1] [2]
- 388 is one guide’s guess — DAMAC’s 5,915 figure is the whole Islands master, not this pocket. [2] [3]
- Lagoons mix-up — one PF FAQ parks the address in DAMAC Lagoons. The tree is DAMAC Islands. [1]
- Sister files — the un-numbered Bora Bora card, Phase 2, Phase 4, Bali Phase 4, Fiji 2, parent DAMAC Islands, later DAMAC Islands 2. [1] [2] [8] [9]
We do not score this pocket against other DAMAC clusters.
Before any deposit
- Use Dubai Land Department tools to confirm the project is registered and has an escrow account before you book.
- Decide Bora Bora 3 and the bedroom count first. Then read the pack DAMAC hands you: the product title, unit, built-up area, beds and parking should already match that choice. You do not write the developer’s contract. [1] [2]
- The seller named on the reservation header should be the same seller on the sale contract. [3]
- Ask for a dated offer that names one plot. A launch “from” is a filter, not a quote. [1] [3]
- Rebuild cash from the dated instalment table, not from the 20-55-25 chip. [1]
- Compare the SPA drawings to beds, built-up, plot, parking and outdoor rights. [1] [2]
- File the un-numbered Bora Bora card, Phase 2, Phase 4, Fiji and Islands 2 elsewhere — start at the parent community.
- See the buyer checklist.
Bottom line
Bora Bora 3 is a numbered pocket on the first DAMAC Islands master: 4- and 5-bed townhouses plus a 6-bed villa, a December 2028 keys field, and a portal open around AED 2.296 million. [1] [2] [3] Still loose: Land versus house labels, 2028 versus 2029, the 388-home guess, and no pocket-only official calendar. This site is independent research, not official DAMAC disclosure.
FAQ
Who develops Bora Bora 3?
DAMAC Properties, according to the PF card and the official Islands page. Check the seller legal name on the pack you are given. [1] [3]
Where is Bora Bora 3?
Dubailand, inside the first DAMAC Islands master, filed as Bora Bora then Bora Bora 3. Propsearch titles the guide Bora Bora 3 at Damac Islands. A PF FAQ that says DAMAC Lagoons is the wrong master. [1] [2]
What house types sit on this card?
A 4-bedroom townhouse around 2,208 sq ft, a 5-bedroom townhouse around 3,178 sq ft, and a 6-bedroom villa around 4,440 sq ft. DAMAC’s Islands villa page repeats those three as the 4-bed townhouse, 5-bed townhouse and DIV 3 6-bed. Bigger official 6-bed and 7-bed types are not on this card. Propsearch samples often say Land. Wait for the drawings clipped to the sale contract. [1] [4] [2]
What prices are published?
Structured field on the PF card: AED 2,296,000. Launch chip AED 2.3 million. FAQ AED 2,300,000. DAMAC’s Islands-wide open is AED 2,750,000. Ask for a dated letter on one plot. [1] [3]
When do portals say you get keys?
Both the listing and Propsearch aim at December, Q4 2028, and PF’s expected-completion day is 31 December 2028. DAMAC’s leftover five-bedroom villa page for the wider Islands product stamps Q4 2029. What binds is the sale contract, then a written handover notice. [1] [2] [5]
