Units 010 and 011 share a white façade, wood-tone panels, and two open carports — a pale Bentley on the left, a dark SUV on the right. That still is how brokers introduce Virella 3, the third Virella-named townhouse ticket inside The Valley. Listing cards name Emaar as the developer and put the pin on the Dubai–Al Ain Road corridor. This is independent research for buyers, not a sales brochure. Off-plan (pre-construction) means you pay for years before keys. emaar.com had no live Virella 3 product URL at capture. Treat the 4.37 million figure as a filter. Ask for a dated quote that names the plot.
What you are actually buying
The marketing still is a low pair of two-storey homes, not a tower. Dual sources call them 3- and 4-bedroom townhouses. [1] [2] Property Finder’s layout table is still empty. Engel & Völkers alone adds approximate built-up sizes (~2,400 sq ft / ~2,700 sq ft) and a ~AED 4.8 million start for four bedrooms. Hold those extra figures until a unit schedule repeats them. [2]

Property Finder chips list an indoor pool, gym, gardens, a children’s play area, restaurants and CCTV. Engel & Völkers adds parks, courts and jogging tracks. Emaar’s community page talks about Town Centre, Golden Beach and Sports Village for The Valley as a whole. Brochure language — clip the exhibit to the pack before you count on a court next door. Timing and how money is asked for
The official Emaar product path did not publish a handover quarter. [4]
On Property Finder the delivery date is January 2030, expected completion 31 January 2030, FAQ the same month. Engel & Völkers key facts say Q1 2030, then a FAQ on that page answers “around 2028.” [1] [2] We keep 2028 as a clash. The dual cluster is January / Q1 2030 — still a listing target, not a handover notice.
The portal diary also marks 25 April 2026 as expected booking and 26 April 2026 as construction started. [1] That is a listing log, not a DLD progress certificate.
Here Virella 3 parts company with its numbered sibling. Property Finder stores no payment-plan string for this card. Engel & Völkers shows 10% down / 60% during the build / 30% at handover, then, on the same page, 1% a month for 30 months after handover. [1] [2] Do not pick the nicer slide. Rebuild the calendar from the printed instalments you are handed.
Builder and pin
Cited listing pages name Emaar. [1] [2] Read the legal seller on the reservation you are given. A logo on a brochure is not always the contracting party.
The community is The Valley, sited along the Dubai–Al Ain Road corridor — suburban parks and a planned town centre. [3] [2] Emaar’s Valley hub was live. The Virella 3 product path was not. [4]
After you have beds and a cash-flow sketch, compare only the named cluster you walked. “The Valley” does not pick the house.
What can go wrong
- No official product hero — no Emaar price list or plan PDF at capture. [4]
- AED 4.37 million is a marketing floor, not your reservation number. [1]
- Two payment stories on one broker page, and none on PF — 10/60/30 versus 1% monthly after handover. [1] [2]
- Name collision — Virella and Virella 2 sit one result away. [1]
- 2030 versus 2028 — listing cluster vs one FAQ. The sale-contract date and the handover notice decide. [1] [2]
- Empty size rows — do not borrow square feet from another Valley card. [1]
- No published home count — you cannot judge street scale from this page. [1]
- Community amenities are masterplan talk — Golden Beach and Sports Village sit on the Valley page, not as a day-one right for every plot. [3]

Before any deposit
- Make sure the street you walked is Virella 3, not Virella or Virella 2.
- Open the booking form and the sale contract. Check they already name Virella 3, your plot, and the bedroom type. You read Emaar’s form; you do not draft it. [1]
- Ask for a dated quote that names this plot — beds, net area, AED. The 4.37 million headline is not that quote. [1]
- Rebuild instalments from the printed dates. Ignore a 10/60/30 or 1% monthly line that is not on the form. [1] [2]
- Compare the contracting party printed on the reservation with the party named on the sale contract.
- Before you book, look up project registration and the escrow account in Dubai Land Department tools.
- Check your nationality can take the freehold title the portal advertises. [1]
- Read finishes, parking, garden rights and the estimated service charge on the brochure pages attached to the pack.
- Lay this pack beside Virella 2 or Virella at The Valley, then the due-diligence guide. [1]
